This was a “take-over” project at mid-design. LMMM obtained a Site Plan Permit with more parking and less impervious cover than previously planned.
La Michoacana Meat Market is a specialty grocery store with about 120 locations. They came to Noble because of our successful experience at obtaining permits in a number of Texas cities and our ability to speak Spanish. Round Rock and Austin are known for having challenging Site Plan Review processes. Noble helped La Michoacana cut their previous permitting times in Round Rock from years to months.
This Round Rock location has a major City water and wastewater line running parallel to South Mays Street. Coordination with the City and La Michoacana to have this line replaced helped keep the building slab elevation from being raised an extra foot, saving on earthwork expenses. Additionally, Noble analyzed the initial site plan prepared by another firm and recommended changes that saved pavement area, but provided La Michoacana with more parking spaces. With less impervious cover on this site, it helped reduce the strain on the existing storm-sewer system and the already expanding project costs.
